Belgium is a short delivery leg attached to a long sea one. Goods land at Antwerp and nowhere in the country is more than about two hours away. That makes the domestic side the easiest part of the job and the building the hardest.
Collection runs from across the Republic. Limassol, Paphos, Larnaca, Nicosia and the Famagusta free areas are all served, with a road leg to the port of up to about 100 kilometres. The sea route then runs the length of the Mediterranean, out through Gibraltar and north to Antwerp.
From there, Ghent, Brussels, Leuven and Mechelen are under an hour. Liege, Namur and Charleroi are around two. There is no long domestic haul anywhere in Belgium.
What there is instead is a housing stock built before lorries and a permit system that varies by commune.
Roughly forty per cent of enquiries here come from outside Britain. Parking a removal vehicle outside a Belgian address usually needs a permit from the local commune, with signs placed in advance. Each commune runs its own process, its own notice period and its own fee.
Brussels alone has nineteen communes, and they do not all work the same way. A move within the city can involve two different permit applications for the same day.
Ask whether the mover applies or whether it falls to you. Both are normal, and the answer decides who is responsible if the signs are not up when the lorry arrives.
Brussels townhouses in Ixelles, Saint-Gilles, Etterbeek and Uccle have narrow winding staircases and, often, no lift. Furniture that fits the room will not fit the stairs.

Antwerp, Ghent and Bruges historic centres have the same constraint on a smaller scale. Suburban and provincial addresses are mostly driveways and space.
Flanders works in Dutch, Wallonia in French, and there is a small German-speaking community in the east. Brussels is officially bilingual.
That matters for the delivery address more than for the conversation. Street names differ between languages, and an address written in the wrong one can send a driver to the wrong commune. Give the address exactly as it appears on your lease or deed.

Access at the Cypriot end needs the same care. Hill villages, hillside tracks and the Nicosia old city all need a shuttle rather than a lorry at the door.
Cyprus and Belgium are both EU member states, so goods in free circulation move without extra customs duty, proved with T2L or T2LF documents. Say whether you are keeping the Cypriot property as a holiday home. Confirm with the Republic of Cyprus Department of Customs and Excise, and with GOV.UK if any leg touches Britain.
