For international movers the rooms are tall, so the furniture people buy for them is tall. A bookcase specified for a four metre ceiling does not fit a container upright and often does not fit through the door of the flat it will move into.
The circulation was industrial before it was domestic. Staircases were built for sacks and hoists, corridors turn at working angles, and the lift, if there is one, was designed for goods, not sofas.
A standard shipping container gives a little under two and a half metres of internal height. A bookcase built for a maltings ceiling is frequently taller than that, and it travels lying down or it does not travel.
Laid flat, a tall unit occupies floor space out of proportion to its volume, which changes the cubic metres and therefore the price. That is not a surcharge, it is arithmetic, and it should be visible in the survey figures.
Some pieces are worth shipping and some are not. A joiner made unit specified for one room in one building rarely suits the next house, and a surveyor willing to say so is more useful than one who quotes for everything.
Original circulation in these buildings was designed for moving grain, not households. Stairs are steep, landings are tight, and the turns were laid out around structure that cannot be altered because the shell is usually listed.
Goods lifts, where they survive, are a genuine advantage and they have limits. Ask for the internal dimensions and the load rating in writing, because a lift that takes a fridge does not necessarily take a three seater sofa.
Where neither stairs nor lift will pass a piece, the honest options are dismantling to components or a hoist through a window opening. Both are planned work and both belong in the quote before the day.
Converted industrial buildings rarely have a front door onto a street. Access is usually through a shared yard, an archway or a service entrance, and any of the three may be gated or shared with other residents.
Height under an archway is the specific thing to check. A yard that a car uses comfortably can be closed to a box vehicle by a metre of brickwork nobody thinks about.
Ask the management company for the arrangements in writing and pass them to the moving company early. On a conversion the building's rules do more to shape the day than the council's parking rules do.
Volume and destination set the shipping. In a conversion the oversized items and the circulation decide how much labour sits on top.
